Terms & Conditions

You have agreed to the following Terms and Conditions by checking the box, booking online or submitting your payment:

Any damage will be the responsibility of the guest whose name is on the reservation, hereinafter called “Guest”. By agreeing to the terms and conditions, booking online and/or submitting payment Guest authorizes Alta Blackjack to charge the credit card on file for the cost of any damage. Your check mark on the terms and conditions, your online booking and/or your submitted payment indicates your knowledge and agreement to this stipulation.

All damage must be reported immediately and prior to check-out for Alta Blackjack to repair/replace said damage. We will assess your unit shortly after your departure to inspect and clean.

Please clean all food and drink spills immediately. Food and drink spills on carpet and furnishings are considered damage (not normal wear and tear) and the cleaning for these will be taken from your credit card on file. By checking the box and agreeing to the terms and conditions and placing an online booking, Guest authorizes Alta Blackjack to charge the credit card on file for the cost of any damage.  Maximum occupancy for each vacation rental property is stated in the property description. If the maximum occupancy listed is exceeded,

Guest and all Guest company may be asked to leave with no refund. Please see that the number we have on file and the number you have in the unit match. We do not allow guests to sleep on floors or sofas that are not actual beds. Alta Blackjack rents to adults over the age of 25. We reserve the right to refuse service to anyone.

Please leave the property in the same general condition as it was when you arrived.

Do not leave any items near baseboard heaters.

Turn off lights, fans, televisions, etc and turn down heat (to a minimum of 50 degrees) when you leave your unit.

Please take trash in sealed bags to the garbage shed in the parking lot.

Load and run your dishwasher upon final departure.

No pets are allowed in Little Cottonwood Canyon or the Alta Blackjack Building.

Smoking is prohibited in and around all rental premises. Should it be discovered that there has been smoking in a unit – all smoke remediation and cleaning charges associated with removing the odors from furniture and unit will be charged to the credit card on file.

Quiet Hours are from 10:00 P.M. to 8:00 A.M.  Please no loud music or conversations in hallways or outside of building during quiet hours.

Please respect posted laundry hours.

Keys are left for you in an envelope tacked to the bulletin board as you enter the building. If keys go lost or missing, guests will be responsible for the charges to change the locks on the home.

No reservations accepted for 30 days or more.

Subletting/Subleasing is not permitted.

By agreeing to these terms and conditions you agree that all guests to the Alta Blackjack building will wear masks in all building common spaces and all guests to the Blackjack building who are eligible for the COVID-19 vaccine will be vaccinated in full by the time of their visit.

Due to the COVID-19 pandemic, common space amenities such as saunas and weight room may have limited or no access.

MOUNTAIN ENVIRONMENT

Recreation in a Mountain environment has inherent risks. In the winter, icy and snowy conditions on walkways, pathways, stairs and driveways in and around properties can pose a risk. Every effort is made to remove snow in the winter and make the premises as safe as possible, however, surfaces may remain slippery, walkways may collapse and snow may slide or fall from roofs. Icicles pose a serious hazard. Please wear boots and other appropriate footwear. Please do not allow children to climb on snow banks or play under the eaves of any structure. Playing in the snow anywhere around the Alta Blackjack Building is undertaken at the sole risk and responsibility of the Guest or the Guest’s invitees.

PROPERTY UNAVAILABILITY

In the unlikely event that Alta Blackjack is unable to deliver use of a rented property, due to fire, eminent domain, acts of nature or other situations beyond our control, Alta Blackjack’s responsibility is to provide the use of a comparable rental unit or a full refund at the option of the Guest and subject to availability.

HOLD HARMLESS

Alta Blackjack Ski Condo Lodge assumes no liability for loss, damage, or injury of guests or guests’ invitees or their personal property. You hereby fully release and discharge Alta Blackjack Ski Condo Lodge and it’s homeowner(s) for all claims, damages, or causes of action by reason of injury or other cause, and hold Alta Blackjack Ski Condo Lodge and homeowner(s) free and harmless of any claim or suit arising from you and any other guest in connection with the occupancy of the premises. We accept no liability for stoppages of transportation, utility services, inclement weather conditions, or natural disaster that may occur before, after or during a vacation home rental period, nor can we be responsible for any other conditions beyond our control.

PAYMENT POLICIES

$350 non refundable deposit per condo per 14 night (or less) stay.
$700 non refundable deposit per condo for stays between 15 – 30 nights (anytime) or any reservation during Holiday Season(s).

Refunds or compensations will not be granted for late arrivals or early departures. Alta Blackjack reserves the right to terminate your contract with no refund if any rules set forth here or in the Terms and Conditions have not been adhered to.

CANCELLATION POLICY

$350 non refundable deposit per condo per 14 night (or less) stay.
$700 non refundable deposit per condo for stays between 15 – 30 nights (anytime) or any reservation during Holiday Season(s).

For stays 14 nights or less during:
Winter Regular Season and Low Seasons
If Cancellation Occurs:
60 days or more prior to arrival – refund of payment less $350 deposit (per condo per 14 night (or less) stay)
59 days or fewer – forfeit full payment

Holiday Seasons (December 17-January 4/ February 11- February 20)
If Cancellation Occurs:
90 days or more prior to arrival – refund of payment less $700 deposit
89 days or fewer – forfeit full payment

For stays 15-30 nights (during any season)
If Cancellation Occurs:
90 days or more prior to arrival – refund of payment less $700 deposit (per condo)
89 days or fewer – forfeit full payment

ARRIVAL/DEPARTURE

Check-in is at or after 4:00 PM

Check-out at or before 10:00 AM

Upon Arrival: As you enter the Alta Blackjack front door you will see a small bulletin board to your right. (It is just outside our office door).Your check in packet will be tacked there. It will have your name and unit number on it. It will give you access to your unit. Our phone numbers are posted and can also be found in your packet. We live in the building and are available to you in person anytime. We encourage you to call us if you need anything. We are happy to help.

We have a common space in the building for you to store luggage and shower before your check in time on the day of your arrival or after check out time on the day of your departure. Please inquire for more information.

Early check in and late check out requests will be honored when possible but cannot be granted until 3 days prior to your arrival or the night before your departure. Please inquire for more information.

PARKING

Alta Blackjack has a parking lot just outside of the building. (Drive up to the front door to unload.) Please, one car in the parking lot per unit. 4 wheel drive vehicles only.  We are happy to answer questions or help you make transportation arrangements. Please inform us of your plans at least 30 days prior to your arrival to ensure availability.

INTERLODGE

Interlodge can occur when Little Cottonwood Canyon receives heavy snowfall in a short period of time, or when there’s warming of the snow covered cliffs in the spring and avalanche conditions are high. When Interlodge is declared by the Alta Marshal and or Snowbird Safety,guests are required to stay in the Alta Blackjack building until the Interlodge is lifted. Usually avalanche control work is completed quickly, making it safe to be outdoors.

GROCERIES

Please bring at least two days of groceries for each person in your party. It is important that you have provisions in the event of a road closure or Interlodge. There are no large grocery stores in the canyon the closest grocery stores are in Salt Lake City.  Please ask about our grocery stocking service if you are interested.
